LETTING/ MANAGEMENT SERVICE

 Tenant fees

Before you move in:-

  •  Reference checks £240.00 1st applicant/£120.00 2nd applicant
  • Tenant referencing for 1 applicant for a single room £120
  • £80.00 for each additional applicant thereafter
  • £120.00 guarantors fee
  • £60.00 to draw up tenancy contract
  • £60.00 permitted occupier fee if submitted at original application otherwise £120.00
  • Pet deposit minimum 1/2 months rent dependent upon type, size and age
  • Security deposit 1 months’ rent (held by The DPS) maybe more if Landlord requires a larger deposit 

During tenancy:-

  •  Amendment fee £50.00
  • Renewal fee £ 80.00

  Ending the tenancy:-

  • Check out fee £80.00 (+£20.00 per room) (50% of total charge shared with landlord)

  Other Fees and Charges:-

  •  Lost security items £60.00
  • Out of hours service £75.00 for the 1st hr, then £25.00 per thereafter + actual cost incurred
  • Unpaid rent/returned payments 8% above bank of England base rate from rent due date
  • Professional cleaning (if required) £25 per hr, cookers £85
  • Professional cleaning (if required) £25 per hr if it is found you have allowed smoking at the property.  This will include cleaning of the carpets, curtains, woodwork and repainting of surfaces where required.

 Landlord Fees

  • Let only service – 2 weeks rent (minimum £400) + VAT set up fee
  • Let & rent collection service – 8% of gross rent + VAT (+ set up fee as above)
  • Full managed let service – 12% of gross rent
  • £150.00 (+£20.00 per room) schedule of condition/inventory report
  • £80.00 (+£20.00 per room) check out service (50% of total charge shared with tenant)
  • £75.00 for the 1st hr, then £25.00 per thereafter call out charge to visit property other than the periodic termly property inspection visit/s, as agreed within the Letting contract.
  • Renewal fee equivalent to 1 week rent (minimum £250.00)
